Job Description:
The Maintenance Specialist supports NSO’s mission by maintaining
confidentiality, demonstrating professionalism, and fostering
teamwork. This role is vital in creating positive first impressions
for donors, clients, and the community. Responsibilities include
general property maintenance, donation logistics, and vehicle
operation. Key Responsibilities Perform general maintenance tasks:
painting, plumbing, electrical, mechanical, and carpentry.
Coordinate with third-party vendors for maintenance tasks beyond
internal capabilities. Perform routine maintenance on buildings.
Assist with apartment clean-outs/turnover, including identifying
and addressing pest or bed bug infestations in accordance with
health and safety protocols. Assist other Maintenance Department
employees with moving appliances and furniture for resident
transitions. Assist with Department needs of weekly pickups and
deliveries of in-kind donations and supplies at residential or
commercial sites, including weighing, loading, and delivery of food
orders for our retail recovery program and distribution to housing
facilities. Inspect delivery vehicles and ensure the safety and
security of the loading and unloading process. Maintain and service
vehicles as needed. Report issues to Facility Manager. Load/unload
trucks across NSO facilities and organize items per Facility
Manager instructions. Report donation conditions, safety concerns,
and supply needs to the Facility Manager. Plan efficient routes for
timely pickups and deliveries. Comply with traffic laws and adjust
driving for weather/road conditions. Follow agency safety policies
and procedures, using appropriate personal protection equipment
(PPE). Maintain clean facilities and grounds; dispose of trash
appropriately. Safeguard NSO property, including vehicles.
Independently manage maintenance work orders in UpKeep, ensuring
accurate entry, timely updates, and proper closure in alignment
with department standards. Respond promptly to emergency
maintenance requests. Collaborate effectively with supervisors,
colleagues, clients, and volunteers. Performs other duties as
assigned. Qualifications High school diploma or equivalent
required. Related experience preferred. Minimum age: 21 Valid
driver’s license Requires clearance of background check, motor
vehicle record, drug screening, and physical evaluation. This is a
safety-sensitive position and exempt from the Oklahoma Medical
Marijuana Act. Skills & Abilities Knowledge of general carpentry
and repairs. Strong verbal and written communication Excellent
organizational, time management, and customer service skills.
Ability to work independently with minimal supervision. Ability to
use hand tools and power tools. Patience and professionalism when
working with diverse populations. Ability to lift, push, pull 50
lbs. solo and over 100 lbs. with assistance. Skilled in
multitasking and managing concurrent projects. Physical
capabilities include climbing, balancing, stooping, kneeling,
reaching, and visual acuity. Prolonged periods of standing and
walking. Basic to intermediate computer proficiency and use of
app-based software to log work orders and track time. Working
Conditions Primarily outdoors during loading/unloading; indoor work
includes set up and interaction with donors and clients. Work
involves heated/air-conditioned vehicles and exposure to extreme
temperatures. Requires regular physical exertion and strenuous
activity. Regular work schedule is Monday-Friday between 8:00
am-5:00 pm, up to 40 hours per week. Occasionally required to work
